What Are Natural Resources?

The National Natural Resources and Watershed Management Organization is responsible for protecting the country’s natural and divine resources from illegal claims or damage. By defining specific boundaries, it distinguishes between natural assets and private properties, and its clearance is required for land deed issuance.

Ownership Disputes

When buying property in northern Iran, always ask the realtor or owner: "Is this property under Natural Resources?"

✅ The answer should only be "No".

If negative, request a Natural Resources verification from the seller or agent. If the property has a Green Single-Page Deed, there is no concern, as all necessary checks were performed prior to issuance.

Difference from Alavi Foundation: Natural Resources can object to ownership, and removing land from their claim is much harder. Unlike Alavi Foundation, buying land from Natural Resources is almost impossible; e.g., forests cannot be purchased.

Natural Resources Maps

The organization maintains historical aerial maps since the 1960s to verify property status.

  • If you plan to buy a garden that was a forest in old maps, the authority may claim it belongs to Natural Resources.
  • If the land was already developed before that period, ownership is usually recognized. Article 56 grants ownership to gardeners and early claimants before 1961.

Old Benchagh deeds and land reform deeds are valid documents for ownership proof.

Master Plan Verification

In areas with village master plans, visit the local office to see properties marked in red hatching for Natural Resources. Always check the master plan first and then request formal verification. If maps and local authorities confirm no issue, you can proceed safely.

Role of Amarat Aria Real Estate

Amarat Aria only deals with properties whose legal ownership and origin are fully verified. Properties with disputes are not listed. This ensures buyers can focus solely on the suitability and preference of the property without legal concerns.
