Overview

Alavi Foundation is a non-governmental organization managed by the Mostazafan Foundation. Established in 1972 as the Pahlavi Foundation, it became part of the Mostazafan Foundation in 1980 and was renamed Alavi Foundation in 1992. This charitable foundation owns extensive assets and works in empowering the needy and charitable activities.

Land Ownership

A key concern for land buyers, especially for lands without official deeds, is checking ownership and potential disputes. The two main organizations that may claim rural land ownership are Natural Resources and the Alavi Foundation. Using the village master plan maps obtained from local authorities, lands under Natural Resources are marked with red hatching. Determining Alavi Foundation-owned lands is more complex and requires verification from local authorities and the registration office.

Removing Land from Alavi Foundation Ownership

If you encounter the foundation during deed issuance, you must legally defend your ownership in court using documents such as old Benchagh deeds or land reform deeds.

  • If successful: the land belongs to you.
  • If unsuccessful: you can still purchase the land from the foundation by paying a portion of its assessed value, after which ownership is fully transferred.

Unlike Natural Resources, negotiation with the Alavi Foundation is possible, allowing buyers to acquire ownership by paying a part of the land value.

Should You Worry About Alavi Foundation?

Generally, buyers must check whether the land has any ownership disputes. In some areas, such as Taqiabad Village in Tonekabon, the Alavi Foundation has no claims. Nevertheless, always verify with local authorities before purchasing.
